Firstly, you need to register for NATA exams/JEE paper 2 exams and qualify in it to seek admission to a 5 year B.Arch Degree course. Then, apply in IPU with the NATA scorecard.

As you have scored 82 percentile in JEE Mains and your CBSE board marks is 70%, so you are eligible to take admission in Delhi in IPU. You will also get the benefits of Delhi domicile. So, just participate in the counselling process wisely and smartly and wait till the last round of the counselling process. You will definitely get a seat. Best of luck.

As you have scored 60% marks in class 12th and 86 marks in NATA, so you are eligible to take admission in this college. But, getting a seat in this college will be difficult with this score. So, I will suggest you to participate in the counselling process wisely and smartly and wait till the last round of the counselling.
Best of luck.
