Yes, to do a PG programme in Maharashtra, you need to appear for M.Arch CET or GATE. Yes, there is a fair chance for everyone attempting M.Arch CET for admission to government colleges of Maharashtra.

Hello,
For appearing in the NET Exam, it is necessary for a candidate to qualify his post-graduation with 55% of marks (50% for other categories). As you said you are in your 1st year of M.Com. So, do not worry because you can start your preparation from now. You can follow the below link:

But, you can fill the form when you are in your final year of M.Com and your result is still awaited, but you will be eligible after having passed a Master's Degree or Equivalent Degree.

Hi, Unfortunately no. Maths is compulsory. Council of Architecture rules for architecture admission states: Only candidates who have the following credentials shall be eligible for admission to B.Arch. Course. I. Qualified through the recognised aptitude test in Architecture NATA or equivalent)
ii. Have gone through any of the following curriculum with marks as prescribed below: (a) Secured 50% marks in Physics, Chemistry and Mathematics and also 50% marks in aggregate at
10+2 level examination.
