523 marks is a fair score to secure a seat. Cutoff marks for the seats change on a yearly basis depends on the number of candidates who qualify in the NEET UG examination.

From all the college that you have mentioned above, I'll prefer you to opt for the Chandigarh College of Architecture (CCA), as CCA is better, then the NIA in terms of placements, infra and faculty.
