The cut off this year considering past 3 years data would be around 35000-50000 rank for School of Planning and Architecture, Telangana. Good Luck. Try applying, you may get admission there.

With 96.8 percentile in JEE Mains paper 2 exams and 89.5% in your class 12th, you may have slightest of the chances to secure admission SPA Delhi.

Yes, you may have a chance under the OBC category with 93.3 percentile in JEE paper 2 and 66.2% in 12th. But it would also depend on number of OBC category students with higher percentile applying for SPA Delhi.
